Hello. I am expressing thoughts of parking lot improvements when the time comes. There seems to be added handicapped residents and guest using the 2 dedicated handicap parking spaces. I also have noticed unmarked spaces being used instead of assigned spaces. Seems to me that adding at least 2 more handicapped spaces would be useful. For example create designated handicapped parking spaces on the other side of the existing handicapped ramp and moving numbered spaces downward to utilize the free spaces on the end. Not sure what the ADA spells out for # of handicapped spaces per total # of available spaces. Just a suggestion for future consideration. Thanks, Marti Murib,

Marti, While we do have repairs and maintenance planned for the parking lot, considering the current situation with Railings, EFIS and the roof we focused on those three items first. We are making progress in the above three areas and work will begin very soon on all of these projects. We will likely discuss the options for the parking lot in the next 6 months. Currently we are within the guidelines for handicapped spaces
2-26-2021== Hello Board and Waterford Owners, I was wondering about attending board meetings but I think the one on one in person meeting no longer exist ? They happen to be by computer I understand? not sure but with “Microsoft Teams”. Can any one explain what that means, I am sure other owners would like to know as well to attended said meeting because this is the most expensive year we have ever had.
While the monies keep growing from assessment$ an HOA dues increase before spending starts will there be interest paid on the$$$$$$$$$ ?

Duff, Microsoft Teams is a video conference system. All money that is collected by the HOA is in one of two accounts. Either the savings account or the checking account. We keep reserve money always in the savings until such time we use it for the various projects that have been approved by the homeowners. Obviously we have only sent one bill for the assessment amounts and at the moment I am not sure about the current AR collections. So the balance is not drastically different than before. I will find out more this weekend on that front.
While the savings account does collect some interest. We do not “invest” this money because there is risk in any investment and that is not allowed by our charter. The average interest rate on a savings account these days is 0.22% APR last balance we had we were at 185K and the interest on that money would be $407.00 dollars over a 1 year period of time. So while the association is collecting interest on any balance in the account, it doesn’t really add up to much. Any money that the HOA does collect is considered income for the association and will be used on any of the projects that the board and homeowners decide are essential.

2-16-2021== Well it looks like the board does not want any owner to attend a live board meeting, either by Microsoft Terms? or maybe by Zoom, then the president sounds like he was not there him self as he said “I WAS ASKED HOW THE MEETING WENT”. All owners have a 100% right to know what is going on with their property. I am sorry that you or the board thinks there is some kind of rhetoric going on?

2-15-2021== I was told/heard that when the board meets in the year of 2021, that the owners would be informed where, when, time, so if we wished to attend said meeting we could, also to my understanding the board had a meeting this past week, but no notice to the owners just the board? I wonder what is going on? The president said he wanted transparency ? If we are lucky we get to see some of the board members on week ends, not all of them mind you but some. We get to talk to them on this Waterford HOA site but not much on the return.
What is the ole saying “out of side out of mind”. Oh by the way how is your insurance company doing on your assessment insurance to Bright, (Waterford)

Duff, I was asked how the meetings were held – I responded that they were held over Microsoft Teams, I have no issue with publishing when the next meeting date is and invite those who wish to show up. We do follow Roberts Rule so there is always an opportunity for the homeowner to comment. As soon as the next date is set, I will send the date and those who want the link I will send it to them….. and what is “going on” is exactly what is in the notes on the web. I will have February’s notes uploaded before the week’s end if not sooner. I am growing tired of being told I, or the board is “up to something” please dial back the rhetoric.
2-6-2021= I hope the owners who have assessment insurance covers the whole amount of $$$$$$, the insurance companies only cover one (1) occurrence at a time not a lot of items bunched together like the H O A has done. This monies the H O A collects an sets in the bank for possibility one or two years collecting interest before it is all used up, because we can not get the work done that this years board has put together in less then 12 months.
That is a lot of $$$$$$ in interest collected for what?
Owners check with your insurance company to see what amount of dollars you can collect for railing, pool, walk ways, dock repair, black top repair, building walls both buildings. management company, $39000,00 plus in landscaping, plus plus.
This much money $$$$$$$$$ should be collected in monthly payments not quarterly based on 18 to 24 months.
Again check with your insurance company on your assessment ins.
1-19-2021= For the boards info, has the board check with 100% of the owners to find out who has an who does not have a computer?
No this is not something we have done. Since we have email addresses for all homeowners. I would assume that either they have one or have access to one. Thanks for the question
1-19-2021 = When the board meets will all the owners be notified the date, time, where, so we can attend if we wanted? Given enough notice.
We have not in the past, we have only posted notes of the meetings, but anyone can request to be there. Happy to post the next meeting date
Hello. I recently reported a crack outside my front door in the outside wall, running horizonly toward lake. It is getting bigger! How do I need to follow up with this request to check it out? Also, there was a recent leak from the unit above me into the laundry room. Leak was repaired, however, my damaged ceiling has not been repaired yet. I understand Mark Phaford has made a request to the HOA to finish this project. I would like to see this addressed. Please advise. Thanks, Marti, 200 #305

First of all on landscaping. Need to look at history of palm trees. Cost a lot and have been replaced before. Not good climate to grow Palm Trees.
On assessments. If you add the quarters up and divide by 12, it is over 700.00 a month. That is more than Silver Rock, which Bright also manages. This will hurt resale value. They, Silver Rock, have also been hurt by their high HOA fees.
Also think we don’t need this much reserve. My balcony rail is fine. Maybe do another look and see how many actually do need to be replaced.
And just so you all know….I did vote No.
