Bright Management’s Contract

LANDSCAPE MAINTENANCE (all duties performed once a week/52 visits a year)

  1. Mow, weedeat, and edge all turf
  2. Blow all hard surfaces weekly
  3. Trim plant material as needed
  4. Dormant pruning/correction pruning
  5. Spray/pull weeds weekly
  6. Limb/pinecone removal in natural areas weekly
  7. Debris/trash Removal
  8. Irrigation startup/monitoring/shutdown
  9. Turf fertilization and weed control 7 round program
  10. Mulch once a year/Pinestraw twice a year
  11. Pressure washing breezeways, stairwells, & docks once a year

PROPERTY MANAGEMENT

  1. Monthly property evaluations
  2. Light bulb change out twice a month
  3. Janitorial services for common areas once a week (lavatory, dog stations, trash, etc.)
  4. Address violations with residences for the board
  5. Community wide mailouts/email
  6. Paperwork and communication for property closings
  7. Adjust dock cables as needed
  8. Pressure Wash twice per year
  9. Cobweb removal from breezeways & stairwells

POOL MANAGEMENT

  1. Once a Week cleaning in down season
  2. Twice per week during late Spring and Summer
  3. Weekly chemicals and log by CPO (chemicals billed separately)

FINANCIAL SERVICES

  1. Accounts receivable
  2. Accounts payable
  3. Monthly financial reports to HOA Board
  4. Maintain automatic draft accounts
  5. Address financial communication/issues with residences
  6. Work with local certified public accountant to complete and file yearly tax return (CPA tax return invoiced separately)

Other Items Bright is accomplishing:

Will aid homeowners in lining up contractors to repair issues in homeowners units

Walking with pest control to get in all units – We will be adding a calendar to this site for schedule

keeping propane bottles filled

Extra trip each week by landscape crew to blow and straighten up property after big weekends
