Update on our projects – 05-11-2026


The handrail work is now complete, and we are progressing well on the EIFS project. You should begin seeing scaffolding installed either later this week or early next week. At this time, we remain on track with the eigh to ten-week completion window we originally anticipated.

Reminder guys that this will look like a construction site for some time. Please also be cautious when entering the property. The team has done a good job keeping things moving and trying to stay out of the way but there will be inconveniences from time-to-time.

As part of the preparation work, some areas along the outer edges of the building have been exposed. A few of these areas show visible rust, which understandably does not look ideal. Based on what we have seen so far, we do not believe this impacts the structural integrity of the building.

That said, out of an abundance of caution, we are having a structural engineer review the exposed areas before the EIFS replacement in those areas or any other impacted area begins. If any corrective work is needed, we expect it would likely be limited to localized spot repairs. We will know more once the inspection is complete and will keep everyone updated as the project moves forward.

I feel most folks know why the grilling deck at 204 has been largely ignored to date. Currently there is litigation that keeps us from addressing the condition of the deck. We are asking that homeowners cease from using the deck, because it is in disrepair and could be dangerous. Once this matter is behind us, and the courts rule in our favor, we will immediately address the degradation that has occurred and will let everyone know when it can be used again. Thanks for your understanding.
