Update on our projects – 06-05-2026

The EFIS Refinish Project continues to move forward. We are experiencing some delays due to weather, but progress is being made. Over the next week or so, you will begin to see scaffolding arrive on the property, and work on the lake side of the building is expected to begin shortly thereafter.

PLEASE REMOVE ALL HANGING ITEMS FROM YOUR BALCONY AREA. Workers will be accessing the balconies and will need clear, unobstructed access to the walls. There is no need to move your furniture, and you will not need to provide access through your unit, as the workers will reach the balcony areas using scaffolding.

Please also consider closing your blinds during the month of June, as workers may be present on or near your balcony or patio area.

As a reminder, the property will look like a construction site for a period of time. Please use caution when entering and moving around the property. The project team has done a good job keeping work moving while trying to minimize disruption, but there will be some inconveniences from time to time.

The structural engineer has reviewed the exposed areas. While some remediation will be required, we have not yet received pricing for that work. The next step is for the engineer to prepare a remediation plan, which we will then put out for bid.

While this is not the news we hoped for, it is a blessing that we took on this project when we did. Without this work, there would have been no way to identify these issues before they potentially became more significant.

*** DANGER***

I feel most folks know why the grilling deck at 204 has been largely ignored to date. Currently there is litigation that keeps us from addressing the condition of the deck. We are asking that homeowners cease from using the deck, because it is in disrepair and could be dangerous. Once this matter is behind us, and the courts rule in our favor, we will immediately address the degradation that has occurred and will let everyone know when it can be used again. Thanks for your understanding.
